Commercial cleaning
Contract cleaning for working buildings
Every contract starts with a written specification and a fixed monthly price, and is delivered by a vetted local cleaning provider we appoint and manage.
Scope
What a standard contract includes
Every visit
- Desks, surfaces and touch points cleaned
- Washrooms cleaned, sanitised and restocked
- Kitchens and break areas cleaned, dishwasher run
- Bins emptied and waste taken to your collection point
- Floors vacuumed or mopped as appropriate
- Meeting rooms reset and glass spot-cleaned
- Entrance, reception and stairwells presented
On a schedule
- Internal glass and partition cleaning
- Carpet extraction and hard-floor maintenance
- High-level dusting, vents and light fittings
- Kitchen deep cleans, including appliances
- Upholstery and soft furnishing cleans
- Washroom deep cleans and descaling
- Seasonal or pre-audit presentation cleans
Nothing above is fixed. The specification is written around your building, your hours and what actually matters to you — and it is the document we hold the provider to.
Frequency
As often as the building needs
Daily
Five to seven visits a week. Typical for busy offices, practices, food premises and public-facing sites.
Two or three times a week
Common for smaller offices, studios and trade counters where daily cover isn't necessary.
Weekly or fortnightly
Suits low-occupancy units, storage and workshops that still need a presentable front and washrooms.
Most commercial cleaning happens outside working hours — early mornings before opening, or evenings after close. We can also work during the day where reception cover, hospitality or keyholding requires it. Access, alarm codes and keyholding are agreed in writing before the first visit.
Materials
Equipment and consumables
Included as standard
Cleaning chemicals, cloths, colour-coded equipment and vacuums are supplied by the cleaning provider and included in your monthly price.
Priced separately
Washroom consumables — soap, hand towels, toilet roll, sanitary waste and air care — are quoted as a separate line so you can see the cost and opt in or out.
FAQs
Common questions
How is the price worked out?
By the hours the specification genuinely takes, the frequency you need, the local cost of that labour and any equipment or consumables included. We quote a fixed monthly figure so your budget is predictable, and we tell you what would change it.
Do you clean private homes?
No. Your Serve is commercial only — offices, industrial units, retail, hospitality, healthcare, education and other business premises.
Who actually does the cleaning?
A local cleaning company appointed and managed by us. They are vetted before any work is offered to them, they work to the specification we agree with you, and we remain your point of contact throughout.
We already have a cleaner. Can we switch?
Usually, yes. Check your notice period first. If cleaning staff are currently assigned to your site by another contractor, TUPE may apply to a change of provider — we'll raise that early and work through it with you rather than after the fact.
What if the standard drops?
You tell us, on one number or one email address. We deal with the provider. Persistent problems are our responsibility to resolve, including replacing the provider if that's what it takes.
Is there a long tie-in?
Contract length and notice are agreed before you sign, set out in your quotation and in our terms, and we will not ask you to commit to anything you have not seen in writing first.

Sectors
Different buildings, different rules
Here is what we take into account, sector by sector, before a price is ever quoted.
Offices and workspaces
Evening or early-morning visits so cleaning never interrupts the working day. Focus on desks, meeting rooms, kitchens and washrooms, with clear rules on what cleaners do and don't touch on people's desks. In shared or serviced buildings we work alongside the landlord's own contractor so nothing is cleaned twice or missed entirely.
Warehousing and industrial
Work is scheduled around shift patterns and site inductions. Offices, canteens, welfare facilities and washrooms usually carry the bulk of the specification, with walkways, mezzanine offices and hard-floor maintenance built in. Site rules on PPE, traffic routes and permitted access areas are written into the brief the provider works from.
Retail, showrooms and salons
Presentation before opening matters more than anything else: glass, floors, fitting rooms and customer washrooms. Multi-site retailers get one specification applied consistently across locations, with a single monthly invoice rather than a different cleaner and a different rate in every town.
Hospitality, gyms and leisure
High-traffic, high-visibility premises where cleaning is part of the customer experience and often part of a hygiene rating. Kitchens, bars, changing rooms and washrooms need a defined frequency, the right chemicals and an audit trail. Hours are built around close-down or pre-opening.
Medical, dental and veterinary
Clinical environments need colour-coded equipment, correct chemical selection, defined clean and dirty routes, and clarity on which areas the cleaning provider may enter. Clinical waste handling stays with your registered contractor unless separately agreed. We specify these requirements explicitly rather than assuming a general cleaner will know them.
Schools, colleges and nurseries
Cleaning staff working on education sites need enhanced DBS checks, and sites usually require a named, consistent team rather than rotating faces. Term-time patterns, holiday deep cleans and caretaker coordination are all part of the specification.
Landlords, agents and multi-site operators
Common parts, void units, tenant changeovers and end-of-lease cleans, priced consistently across a portfolio. One specification, one contact, one reporting route, whether the buildings are in the same city or five counties apart.
Not sure which of these you are?
Describe the site in the quote form and we'll work it out with you.
Home / How it works
How it works
From enquiry to a contract that runs itself
We do the specifying, sourcing, briefing and checking. You approve the scope and the price, then deal with one company instead of several.
You tell us about the site
The quote form takes about two minutes: location, type of premises, rough size, how often you want cleaning and when access is possible. No obligation and no charge.
We check we can cover it properly
We confirm we have suitable vetted providers for your location and building type. If we can't serve your site to the standard we'd want, we say so instead of quoting anyway.
Site survey where it's needed
For anything beyond a small, simple unit we'll look at the premises — in person or, for straightforward sites, by a short call and a floor plan. It's the only way to price honestly rather than guessing at hours.
Written specification and fixed price
You get a scope of work by area and task, the frequency and visit times, what's included, what's extra, and a fixed monthly cost. It's written so anyone can check whether it's been done.
Provider appointed and briefed
We select the local provider, brief them against your specification, confirm insurance and site requirements, and agree the start date, access and keyholding arrangements with you in writing.
Mobilisation and first weeks
We stay close during the settling-in period, when most contracts either bed in or go wrong. Adjustments to the schedule in the first month are expected, not a complaint.
Ongoing management
Scheduled quality checks against the specification, one route for reporting anything that isn't right, cover arranged for holiday and sickness, and a review when your needs change.
Your part
What we need from you
Access arrangements
Keys, fobs, alarm codes or a named keyholder, plus any signing-in or induction requirements.
Site information
Floor areas, washroom numbers, floor types, any hazards, and your own health and safety requirements for contractors.
A point of contact
One person who can confirm the specification, flag issues and approve changes. It saves everybody time.
Home / Why us
Service standards
What we hold ourselves to
Commercial cleaning goes wrong in predictable ways: the scope was never written down, nobody checked the work, and there was no route to complain. These are the commitments we make against that.
The specification comes first
Every contract has a written scope of work covering each area, the tasks in it, the frequency and the visit times. You approve it before we start.
Providers are vetted
No cleaning provider works on a Your Serve contract until they have completed our checks, and none is described as approved until those checks are evidenced.
One escalation route
You report issues to us, not to the cleaner. We acknowledge, act, verify at the next visit and confirm back to you.
Provider vetting
We verify or require the following before any provider is appointed to a customer site:
- Company identity and Companies House registration
- Confirmed service geography and travel radius
- Demonstrable commercial cleaning experience
- Public liability and employers' liability insurance, evidenced
- References from existing commercial clients
- Staffing model, including employment status and cover arrangements
- Right-to-work responsibilities for their own staff
- Health and safety policy and responsible person
- COSHH assessments for chemicals in use
- Risk assessments and method statements where the site requires them
- Enhanced DBS checks where a site requires them
- Equipment and materials provision
- Supervision and quality assurance approach
- Data protection and confidentiality obligations
Checking the work
We carry out scheduled quality checks against your specification rather than waiting for complaints. Checks look at the areas most often skipped — under desks, behind bins, washroom detail, edges and corners — and the findings go to the provider as actions with a deadline, not as general feedback.
Health, safety and compliance
Cleaning providers work to their own health and safety policy and to your site rules, whichever is stricter. Chemicals in use must have COSHH assessments available, equipment must be maintained and tested where applicable, and site-specific risk assessments are produced where the premises or task requires them. Where a site involves children or vulnerable adults, only staff with the appropriate enhanced DBS checks are assigned.
People
Cleaning is done by people who are usually invisible to the businesses they clean for, and treating them badly is the reason so many contracts churn. We expect our providers to pay their staff lawfully and on time, to give consistent hours where possible, and to keep the same team on your site rather than rotating strangers through your building.
TUPE
If you already have a cleaning contractor with staff assigned to your site, changing provider may trigger TUPE and transfer those employees. We raise this at quote stage, ask the right questions early and work through the implications with you before anything is signed.
Confidentiality
Cleaning staff work in your building out of hours, around your paperwork and your equipment. Confidentiality obligations are written into our provider agreements, and any site-specific requirements — clear desk rules, restricted rooms, visitor logs, security clearance — are part of the specification.
Hold us to it
Ask for the specification before you sign anything. Any serious provider should give you one.
Home / About
About us
You Serve, we deliver.
Your Serve Ltd takes the whole cleaning problem off a business's hands: specifying the work, pricing it, appointing the right local team and staying responsible for the result.
Why we exist
Local delivery, managed properly
Commercial cleaning is a service most businesses buy once and then think about only when it goes wrong. The market makes that worse: national contractors sell an account manager you rarely see, while small local firms often do excellent work but can't always provide the paperwork, cover or consistency a business needs across more than one site.
Your Serve sits in between deliberately. We take on the specification, the pricing, the management and the accountability, and we work with good local cleaning companies who are better at cleaning your building than any national operation. You get local delivery with a managed contract behind it.
How we work
Three commitments
Say what we'll do
Written specifications, clear pricing, and no promises about response times or coverage we can't keep.
Pick providers carefully
We would rather turn down a contract than put an unvetted provider into a customer's building.
Own the outcome
When something isn't right, it's ours to fix. That's the whole reason to use a managed service.

For cleaning companies
Become a service partner
We're building a network of local commercial cleaning companies across the UK. You clean. We find the work, agree the specification, handle the customer relationship and pay you on agreed terms.
What you get
- Contracted commercial work in your existing service area
- A written specification, so expectations are clear from day one
- No sales cost and no tendering
- One customer relationship to manage — ours
- Agreed payment terms and a single point of contact
What we need
- An established commercial cleaning company
- Public and employers' liability insurance, evidenced
- Health and safety policy, COSHH assessments and RAMS where required
- Lawful employment and right-to-work checks for your staff
- Enhanced DBS-checked staff for sites that require them
- References from current commercial clients
- Capacity to hold a consistent team on a site
Vetting is genuine, not a formality. We ask for evidence, we check references, and we don't appoint anyone to a customer site before that's complete.
